Yes, a Roof Will Be an Investment. Here’s Why.

Putting a new roof on your property can be expensive - we all know that. But why? What is it about replacing a roof that is so costly? Let’s take a closer look at why replacing your roof is such a significant investment.

First Step: A Thorough Evaluation

First things first, if you suspect that your roof may need repair or replacement, you’ll want to have an initial evaluation done. When you give us a call, we’ll ask for a few details like what kind of roof you have, when it started leaking, and if there is any drainage or HVAC in the area of the leak. When we come out to your property, we will thoroughly inspect your roof for damage and evaluate if repair or replacement would be the best solution for you. Then, we’ll write up a bid that includes the work we recommend and estimated costs.

What Components Make Up Your Roof?

A roof is a system that is made up of many components working together to protect your property from the elements. Successful installation of a new roof involves proper installation of each component. Your roof is made up of:

  • Deck - the substrate of the structure.
  • Underlayment - a layer under the shingles that protects the deck from water.
  • Shingles - overlapping rectangular pieces that cover the majority of your roof.
  • Flashing - deflects water away from seams around chimneys, vents, etc.
  • Vents - allow airflow through the attic to keep the roof dry.
  • Drip Edge - guides water to the gutters or the ground.
  • Soffit - the area beneath the roof overhang.
  • Fascia - the horizontal roof trim on the end of the rafters; often holds the gutters.

What Affects the Cost of a Roof?

The cost of a roof is determined by several factors. Among them are:

Size

The size of your roof is the biggest factor in determining cost. Your roof’s size is calculated in “roofing squares”, which are 10ft x 10ft (100 sq ft) squares. We will measure your roof precisely, ensuring that we order the right amount of roofing materials for the job. This saves on cost and reduces waste.

Removal

When replacing your roof, the old roofing materials must be removed before your new roof can be installed. This is dirty, labor-intensive work. Old roofing debris that is removed must also be properly disposed of at a landfill, which typically charges by weight.

Style & Shape

The style and shape of your roof will also affect how much it costs to replace. The steeper the slope of your roof, the more shingles it will take to cover it. Replacing a very steep roof will also require more staging and safety equipment, which add to the cost. On the other end of the spectrum, replacing a flat roof requires a higher level of expertise to ensure the protective waterproof rubber isn’t damaged in the process.

Materials

There are several types of roofing materials to choose from, and they range significantly in price. The type of roofing material you choose will impact the overall price of your roof. Asphalt is generally the most affordable, and therefore the most popular. Slate and shake or wood shingles are among the most labor-intensive (and therefore the most expensive) options. We will go over all available options with you and help you decide what roofing material is right for your home and budget.

Labor

Labor is not an area to skimp on - the last thing you want is to have inexperienced workers replacing your roof. Quality work is done by quality laborers - in other words, you get what you pay for. Labor costs will vary depending on how complicated and time-consuming the job is. The size and type of roof will affect how much labor is needed, as will having to work around any obstacles like chimneys, skylights, or vents.
